Wat is het Modern Eco Village (MEV) project?

De MEV is een vooruitstrevende gemeenschap die zich richt op duurzaam leven door middel van milieuvriendelijke woningen, voedsel- en energieproductie, een interne economie en gemeenschappelijke participatie. Onze visie is om een harmonieuze omgeving te creëren waar bewoners kunnen genieten van een hoge levenskwaliteit met de nadruk op gezond leven en sociale interactie, terwijl we onze ecologische voetafdruk minimaliseren. 🌳

General Info

Waar is het gelegen?

De Modern EcoVillage s gelegen in Spanje, nabij de stad Planes. Het ligt op 1 uur afstand van Alicante en 1,5 uur van Valencia. 🇪🇸

Welke luchthaven is het beste om naartoe te vliegen – Alicante of Valencia? Welke stad is het meest geschikt om te verblijven?

Het hangt ervan af of je ons wilt ontmoeten op ons kantoor of op het terrein. Je kunt vliegen naar zowel de luchthaven van Alicante als die van Valencia. Alicante ligt dichter bij zowel ons kantoor (in Albir, naast Benidorm) als het terrein, maar Valencia heeft frequentere vluchten.

We kunnen elkaar ontmoeten op ons kantoor in Albir, en/of elkaar ontmoeten op het terrein en daar een rondleiding geven.


Als je van plan bent om ons op het kantoor te ontmoeten en daarna naar het terrein te gaan, raden we aan om in Albir of Altea te verblijven. Beide zijn kustplaatsen met geweldige cafés en restaurants. Altea heeft een meer lokale, charmante sfeer, terwijl Albir wat meer toeristisch is.

Wanneer en waar zijn onze rondleidingen?

Rondleidingen beginnen op de MEV-site in Planes, Spanje.

We ontmoeten elkaar alleen op het terrein, dus regel alsjeblieft je eigen vervoer. Voor aanbevelingen voor hotels en autoverhuur, download de gids hier. ☺️

Vanwege de grote vraag naar rondleidingen worden privérondleidingen niet langer aangeboden. We raden aan om een van de onderstaande rondleidingen bij te wonen. We bieden één tour per week aan.

Waar is het dichtstbijzijnde strand vanaf het dorp? 🏖️

Een van de dichtstbijzijnde stranden bij het MEV is Playa Oliva Nova. Het ligt op iets minder dan een uur afstand en staat bekend om zijn rustige sfeer, zachte zand en prachtige uitzichten.

Het is ook belangrijk om te vermelden dat het MEV direct naast een meer ligt, waar we van plan zijn onze eigen natuurlijke strand te creëren voor zwemmen, zonnebaden en wateractiviteiten, op slechts een korte wandeling van het dorp.

Wat is het verschil tussen lid worden en een woning reserveren?

Lid worden is de eerste stap om betrokken te raken bij de gemeenschap van de MEV. Hiermee verzeker je jezelf van een van de 500 plaatsen in het dorp. Om lid te worden, is een lidmaatschapsbijdrage van €10.000 vereist, die terugbetaalbaar is en ook meetelt voor je toekomstige woning.

Als lid:

  1. Reserveer je een van de 500 beperkte plaatsen in de MEV als vroege lid.

  2. Leg de huidige prijzen vast ​Let op: omdat we nog in de vroege fase van het project zitten, zijn de prijzen nu lager dan de werkelijke marktwaarde van de woningen, maar naarmate het project vordert, zullen deze prijzen natuurlijk worden aangepast aan hun volledige waarde.

  3. Krijg je voorrang om je droomhuis en perceel te reserveren zolang er nog woningen beschikbaar zijn en opties open zijn.

  4. Krijg je vroege kansen om binnen het dorp te werken. Een kans om je vaardigheden of ideeën op betekenisvolle manieren bij te dragen, zoals aan de school, tuinen, wellnesscentrum, voedselsystemen, enz. Het MEV zal naar verwachting meer dan 150 banen creëren, en vroege deelname biedt onze vroege leden een breder scala aan opties en voorrang bij de selectie wanneer deze functies beschikbaar komen.

  5. Wil je een eigen bedrijf starten binnen het dorp? Leden krijgen de unieke kans om een restaurant te openen, een onderwijsprogramma te runnen of een regeneratieve boerderij op te zetten in het MEV. Wat bijzonder is, is dat dit gepaard gaat met een ingebouwde klantenkring en een gemeenschap die jouw succes steunt. We werken actief aan een bloeiende interne economie om deze bedrijven te ondersteunen.

  6. Krijg je toegang tot onze wekelijkse leden-only calls, gemeenschapsgesprekken en exclusieve updates van ons team.

  7. Kun je betekenisvolle verbindingen leggen. Je krijgt toegang tot onze wekelijkse leden-only buren-calls, maakt deel uit van onze actieve gemeenschapschat en wordt uitgenodigd voor onze regelmatige persoonlijke MEV-bijeenkomsten (elke 2-3 maanden). Je krijgt de kans om nieuwe vrienden en toekomstige buren te ontmoeten voordat we verhuizen.

  8. Krijg je hands-on betrokkenheid bij het project. Je kunt deze gemeenschap samen met ons team en andere leden mede-vormgeven, van het ontwerp van gemeenschappelijke ruimtes tot belangrijke beslissingen die worden besproken in onze gemeenschapskringen, die zich richten op gebieden zoals gezondheid & welzijn, onderwijs, voedselsystemen en meer.
  9. Krijg je toegang tot exclusieve updates, inzichten en achter-de-schermen informatie die niet met het publiek wordt gedeeld.
  10. Krijg je voorrang bij een-op-een gesprekken met ons team om je te ondersteunen bij alles, van het reserveringsproces van een woning tot het uitdenken van jouw rol in het dorp.

Het reserveren van je woning komt daarna. Zodra je lid bent, krijg je voorrang om je droomhuis en locatie te reserveren. Of je nu dichter bij de school wilt wonen, verscholen aan de rand van het bos, nabij de gemeenschappelijke ruimtes, of met uitzicht op het meer of de bergen, je kunt kiezen wat het beste bij je past. We hebben ook stap-voor-stap handleidingen die je door dit proces leiden zodra je in deze fase bent. 😊

**Houd er rekening mee dat het invullen van het formulier slechts de eerste stap is om contact met ons op te nemen, maar het maakt je nog geen lid. Zodra we het formulier hebben ontvangen, zal iemand van ons team contact met je opnemen. :)

Hoe word ik lid?

Stap 1: Maak contact met ons! 😊 Ontmoet het team, bezoek het land, vul hier je gegevens in of boek snel een telefoontje met ons. Vertel ons meer over wat u wenst voor uw ideale huis en wat voor u het belangrijkst is. Voordat u uw gesprek boekt, kunt u het beste onze website, veelgestelde vragen en podcastafleveringen bekijken om het meeste uit uw tijd te halen.

 

Stap 2: Zodra je besluit om lid te worden van de MEV, stuurt ons team je een lidmaatschapsovereenkomst. Na ondertekening van de lidmaatschapsovereenkomst reserveert u uw plaats en wordt deze terugbetaald of in mindering gebracht op uw huisprijs als u binnen 18 maanden een reserveringsovereenkomst aangaat.

Stap 3: Word welkom in de gemeenschap! We sturen je een welkomstpakket met alle informatie die je moet weten. Je kunt ook deelnemen aan onze communitychat, naar onze buurtgesprekken komen en een onboarding-gesprek plannen met ons team om te praten over je rol en visie in de MEV.

Stap 4: U mag uw toekomstige huis reserveren in de MEV! Wanneer de timing goed voelt, heb je de kans om je huis en voorkeurslocatie te reserveren en officieel met het proces te beginnen! 🥳

Wat moet ik weten over de €10.000 lidmaatschapsbijdrage?

  • Het houdt je plek vast uit 500 huizen

  • Het lidmaatschapsgeld wordt binnen 18 maanden volledig terugbetaald of wordt in mindering gebracht op uw uiteindelijke huisprijs als u gedurende die tijd een reserveringsovereenkomst ondertekent, zoals beschreven in de lidmaatschapsovereenkomst.

  • Het geeft je direct toegang om je huis te reserveren
  • Het laat ons weten dat je echt bent afgestemd op deze gedeelde visie en klaar bent om een actieve stap te zetten om het te leven

  • En net zo belangrijk, het zorgt ervoor dat we prioriteit kunnen geven aan degenen die zich oprecht inzetten voor het co-creëren van het dorp met zorg en intentie

Komt het lidmaatschap van €10K met een contract of overeenkomst? Staat er expliciet dat ik kan opnemen voor een terugbetaling? Zo ja, wat is de algemene deadline om indien nodig in te trekken?

Ja. U ontvangt een lidmaatschapsovereenkomst met alle voorwaarden, inclusief uw recht op terugbetaling. Eenmaal ondertekend, houdt een vergoeding van € 10.000 uw plaats vast en wordt deze 100% terugbetaald of in mindering gebracht op uw huisprijs als u binnen 18 maanden een reserveringsovereenkomst aangaat. Bankgegevens voor de overschrijving worden opgenomen.

Hoe reserveer ik mijn huis? Wat is het proces?

Voordat u een huis reserveert, moet u eerst lid worden. Het lidmaatschap verzekert uw plaats tussen de beperkte 500 beschikbare plaatsen in de MEV-gemeenschap en geeft u het exclusieve recht om uw huis te selecteren en te reserveren.

Zodra u lid bent en klaar bent om te reserveren, volgt u deze stappen:

Stap 1: Kies uw huistype

Blader door onze huisopties en selecteer degene die het beste bij uw levensstijl en visie past.

Stap 2: Match uw huis met een perceel

Zodra u uw huistype heeft gekozen, controleert u waar het beschikbaar is binnen de MEV.

Stap 3: Bevestig uw reservering en betaal de aanbetaling
Beveilig uw selectie door uw reservering te bevestigen door de eerste termijn te ondertekenen en in te dienen, die € 30k is voor een villa of € 10k per module.

​Stap 4: Stap 4: Plotvoorbereiding & Opties Fase
Het team zal het door u gekozen perceel opruimen en grondonderzoeken uitvoeren. U ontvangt ook een lijst met huisopties (tegels, keuken, badkamers, verlichting, enz.) en kunt beginnen met het proces van het aanpassen van uw huis en het selecteren van huisafwerkingen of upgrades.

Stap 5: Huis Aankoop Contract & Bouw Overeenkomst

Onderteken de koopovereenkomst en betaal de resterende €70k voor een villa of €10k per module en rond alle bouwdetails af.

Stap 6: Betaling & Bouw Tijdlijn
Volg het afgesproken betalingsschema wanneer uw huis de bouwfase ingaat.

Komt er een school?

We zijn van plan om veel opties te hebben voor scholing en onderwijs. We verkennen de ideeën van Waldorf, Homeschooling, Life Learning, Earth Schooling, Montessori etc!

Aangezien er kinderen van alle leeftijden in de gemeenschap zullen zijn, willen we een onderwijssysteem creëren dat tegemoet komt aan een reeks ontwikkelingsstadia. Dit is ook jouw gemeenschap, dus jouw input is cruciaal voor de vorming van alles. We moedigen iedereen aan om lid te worden van onze gemeenschap door je plek in de MEV te reserveren, zodat je je ideeën kunt delen en we deze gemeenschap samen vanaf de grond af kunnen vormgeven! 👫

Zijn huisdieren toegestaan?

Natuurlijk! We hebben 3 eigen honden, en veel gezinnen met hun eigen honden. Breng je harige vrienden mee! 🐶🐱🐹🐰

Below are some popular options, but we encourage you to do your research and find which is the most suitable for you and/or your family.

 

  • Spain Golden Visa – (on its way out) This golden visa is for any person who is interested in investing money in real estate in Spain.
  • Non-Lucrative Visa: For financially independent individuals who can support themselves without working in Spain.

  • Digital Nomad Visa: A relatively new option for remote workers who can prove they have a stable income from abroad.Work Visa: Sponsored by a Spanish employer, necessary for authorized employment.

  • Student Visa: For enrolling in a full-time academic program at a Spanish university or institution.

  • Family Visa: To reunite with family members who are Spanish citizens or legal residents.

Facilities

What is the size of the development, and what will it include?

The MEV will encompass 500 homes, complemented by ecological parks, a wellness center, food forests, sports facilities, a school, and more, all spread across an expansive 600,000m² (150 acres). 🗺️

What will living in the eco-village look like?

There will be ecological parks, farms, sports facilities, a kindergarten, a school, and more.

Imagine a comfortable and spacious home with a back door that opens to a lush garden where you can grow your own food and revel in the joy of eating fresh, natural produce. A community where you can meet and socialize with like-minded people, walk your child to school, attend a yoga or fitness class, work in our shared working spaces, hang with friends, and get involved in the community.

​Our focus is on community and sustainability while living a high-quality life.

What about work? Can I work in the village/remotely?

Absolutely.

There are 3 main ways to find work (including but not limited to): 

1. Work remotely - we will have co-working and office spaces, as well as a café. ☕️💻

2. Work in the MEV offering your own services or working in any of the community areas that we offer, such as the school, wellness center, MEV shop, gardens, restaurant, cafe, etc.

3. Work in the surrounding area/cities.​​

How does working in the MEV look? Will there be job opportunities?

Yes, there will be job opportunities! The intention is for everyone to contribute to the community and circular economy in meaningful ways. While we aim to prioritize hiring from within the village, there may still be roles that require expertise from outside. Our focus on community is key, and we want to ensure that the personal, hands-on touch remains at the heart of everything we do.

Additionally, everyone working on the project, including the architect, chef, school director, and others, will be living in the Modern Eco Village, creating a fully integrated and collaborative environment. 👷‍♀️👨🏽‍⚕👩🏻‍💼

What are the climate projections for The MEV area in the future? How is the area expected to change over time?

1. Temperature Trends
According to data from the Spanish Meteorological Agency (AEMET) and the European Copernicus Climate Service, average temperatures in the Valencia–Alicante region are projected to increase by approximately 1.5–2.5°C by mid-century (2040–2060) under moderate emissions scenarios. 


However, mountain areas like Planes (which sits 400–450 m above sea level) tend to stay 3–5°C cooler than the coastal plains, especially at night. The local microclimate already benefits from cooler winds from the Mariola and Aitana mountain ranges, so even during regional heatwaves, this region typically remains several degrees below the coastal peaks.

2. Rainfall and Water Resources
The overall trend for southeastern Spain does show less annual rainfall and longer dry periods, though much of this decline is expected along coastal and agricultural plains.


The MEV area is part of the Serpis River basin, one of the better-managed hydrological systems in Valencia. The Embalse de Beniarrés reservoir and its upstream springs provide a stable local water source. The village design incorporates rainwater harvesting, greywater reuse, and drought-tolerant landscaping to stay self-sufficient even under drier conditions. We're also collaborating with the University of Castilla-La Mancha in Albacete on a natural filtration process that allows us to safely reuse water from showers and sinks for irrigation. 


3. Nature-Based Design and Resilience
The MEV’s built environment is designed for resilience: our homes are very well insulated for passive cooling, with cross-ventilation and shaded terraces. We’ll use solar-powered water circulation to create natural microclimates around gardens and communal green zones. The land includes forested and rewilded zones that help lower local temperatures and support biodiversity. We have a whole team that only focuses on creating a permaculture paradise for us which will not just be wonderful to look at but in turn help with the climate in our area. For example, we’ll be planting thousands of native trees adapted to the Mediterranean dry-forest ecosystem such as holm oak, carob, and olive, which will further help maintain soil stability and humidity.


Put simply, we can’t avoid global climate changes, but we can choose to live in ways that work with the environment rather than against it. The MEV’s elevation, cooler mountain microclimate, and climate-adaptive designs are all meant to help the village remain stable, livable, and resource-efficient over time.


And overall, that’s the essence of The MEV, to create homes and communities that stay green, resilient, and self-sufficient even as the world continues to change around us.
 

How is The MEV sustainable? 

The MEV is designed to live in balance with nature. The community generates its own solar energy, recycles and collects its own water, and produces food through regenerative farms and food forests. Homes are built with toxin-free materials and efficient, low-impact systems for heating, insulation, and water use. The land is tended to through reforestation, natural irrigation, and biodiversity-focused landscaping. With an internal economy, walkable design, and shared commitment to contribution, The MEV is built to sustain both people and the environment for generations to come.


In more detail:


Energy and water systems
All homes are powered by solar energy with communal battery storage, while heating and hot water are provided through solar systems and heat pumps. The community is connected to the municipal network for reliability but is designed to operate independently when needed. The land includes two mountain-fed wells, underground streams, and lake water for irrigation. We are also integrating greywater recycling, rainwater collection, and landscaping that minimizes water use.


Food production and land care
Food production is central to life at The MEV. The community includes food forests, regenerative farms, communal gardens, and park areas free from chemicals and pesticides. Only dead or sick trees are removed, while healthy ones are relocated. Every tree that is cut is replaced with two new ones that are native and contribute to the biodiversity of the land, and any wood removed is reused for construction, pergolas, or other natural structures.


Building design and materials
Homes are built for efficiency, comfort, and health. They use toxin-free materials, sustainable insulation made from wood pulp, and non-plastic membranes that improve energy conservation and indoor air quality. Windows and doors are made from timber or aluminum to reduce VOCs, and lighting can be tuned to natural circadian rhythms. Each home includes underfloor heating and superior sound insulation.


Technology and well-being
Each home features shielded electrical wiring, low-radiation Wi-Fi options, Dirty Electricity filters, and high-quality grounding systems that follow German SBM 2024 standards. Kitchens include multi-stage filtration systems for clean, pure drinking water.


Community and internal economy
The MEV is walkable and car-free, encouraging a slower and more connected lifestyle. The community is applying to help manage and care for nearby mountain pools and lakes to preserve the surrounding ecosystem. An internal economy with a local voucher system, on-site food and energy production, and multi-generational design all support a self-sustaining way of life where residents can choose how connected or off-grid they wish to be.


The MEV is also developing circular waste systems, native landscaping to support biodiversity, and research collaborations focused on regenerative water and land management. As the project grows, the community will share its learning through workshops and educational programs centered on sustainable living.

Will there be enough water to sustain 500 new homes in that area? Including swimming pools?

That’s a really good question, and it’s something we’ve thought about a lot. Because our land is classified as urbano, The MEV will be connected to the municipal water network in Planes, which provides a consistent and reliable supply for the homes. The water in this area is also known for its excellent quality, even before filtration.


We’re also designing for long-term water resilience in the village. The land has underground streams and two wells with mountain water, and lake water can be used for irrigation. On top of that, we’re integrating rainwater collection, greywater reuse, and landscaping that helps reduce overall water use.


For the greywater system, we’re collaborating with the University of Castilla-La Mancha in Albacete on a natural filtration process that allows us to safely reuse water from showers and sinks for irrigation. And for swimming areas, we’re exploring natural swimming ponds that are biologically filtered and self-sustaining. They don’t rely on chemicals and use far less water than conventional pools, since they don’t need to be drained or refilled.


In short, yes, there will be more than enough water to support the community, in a way that’s both sustainable and respectful of the ecosystem around us.

How can I get involved?

The best way to get involved is by reserving your spot at the Modern Eco Village. By doing so, you’ll become an integral part of our growing community and have the opportunity to directly contribute to shaping the future of the MEV. 

We also host virtual weekly neighbor meet-ups where we get to meet and connect with future neighbors, participate in discussions, share ideas, and collaborate on key aspects of the project’s development. And if you want to get even more involved, you can join one of our community circles to work with projects such as community initiatives, schools, gardening, technology, and more. 

What kinds of people are joining the Modern Eco Village?

The MEV is attracting a beautiful mix of people from all over the world from over a dozen countries so far. We have young families with toddlers, individuals building a new chapter, and folks in their 60s and 70s ready for a more grounded, connected life.

 

Ages range from 2 to 70+ years old, and while everyone’s background is different, what unites us is a shared desire for a slower, more meaningful way of living, close to nature, in real community.

 

Many are entrepreneurs, creatives, healers, remote workers, educators, and hands-on builders and growers, but more than anything, they’re people who want to live with intention, and contribute to something larger than themselves.

Do we have to contribute to the community?

This is a community-centered project, so some level of contribution is important, but that can look different for everyone. It could be through local projects, helping neighbors, supporting small businesses, or simply being present. There will be a monthly community fee with the option to contribute financially, through volunteer work, or both. Please note that the details are still evolving as the MEV progresses.

We welcome people at all life stages, including retirees, who often give back in quieter but deeply valuable ways—like tending the gardens or supporting parents. There’s no one-size-fits-all.

Investment & Legal

What financing options are available for early-stage investors?

In a few months, we will be able to offer the option of purchasing your individual plots as an investment opportunity. The plot purchase fee of a standard plot (regarding size and location) is €100,000 for the villas and €20,000 per module for the modular townhouses. This purchase secures your chosen land within the MEV. The fee will be applied upfront and transferred into your name upon payment. Early investors benefit from selecting any available plot without additional premium charges.

Do I risk anything investing in this project?

We understand this is a significant decision, and it’s important to feel confident in every step. All forms of investment in this project are standard and legally approved. Everything goes through lawyers and recognized firms. To provide additional peace of mind, your home purchase contract includes the option of securing your investment with a bank guarantee.

A bank guarantee ensures the return of your payment if the project does not proceed. It is only offered after a thorough assessment of the project's safety and reliability. This adds an extra layer of trust in the Modern Eco Village. The bank guarantee is included in the price of your home purchase contract. ​

What happens if the project becomes insolvent or bankrupt – are member funds secure in this scenario?

If the project were to become insolvent or bankrupt, we are legally required to return funds to our members, and we hold assets that can be liquidated to help ensure repayment. The house purchase contract (which follows later) legally has to offer a bank guarantee, and this is provided when the purchase contract is signed. The bank guarantee is one of the most secure forms of investment protection available.

Will there be a warranty on the homes? What measures are in place for security and liability?

Yes, we offer a construction warranty of up to 10 years, covering all homes built within the eco-village. This warranty will ensure that all properties comply with local building regulations and are built to the highest standards.

 

The project will have comprehensive liability and project insurance to cover risks such as fire and vandalism, along with on-site security to protect materials before handover. Your safety and investment are paramount to us.

How will the project ensure sustainability?

Sustainability is at the core of our mission. We will incorporate factory construction techniques, high-performance eco-materials, and renewable energy sources into every aspect of the village to promote an environmentally friendly lifestyle. 🌳

What materials are being used to build the homes?

We'll be building with rock and minerals, using magnesium oxide instead of traditional plaster walls. The steel frames will be crafted from a combination of alloy, magnesium, and zinc. All houses and community buildings will be entirely non-toxic, with a light metal structure to ensure high durability and minimal environmental impact. We're also incorporating efficient insulation and energy systems to help our homes blend seamlessly with the natural surroundings. 🪴

When is the MEV community expected to be fully operational, including housing, roads, utilities, essential services, and schooling? What is the timeline?

As construction begins, we're continuing to refine the overall timeline. Facilities and infrastructure will be built in phases. We anticipate starting with the first home in summer 2025, with a goal of completing the first 20 homes by fall 2026. Phase 1 will overlap with Phase 2, with subsequent phases unfolding progressively. We estimate the full project will be operational within 3 to 5 years.

 

While we aim to stay on schedule, we recognize that delays may arise given the innovative nature of the project. Should that happen, we’ll communicate transparently and appreciate your understanding as we move forward together.

Who is managing the building process?

The building process is coordinated by Stephen O'Donnell, our dedicated project manager, who has over 20 years of international experience in project management, including building eco-friendly homes. He works closely with our award-winning architect, Jose Manuel Escobedo, they ensure that our vision is realized with excellence. How can I stay informed about the project's progress?

In addition to the the live sendings and our standard newsletters that we send out every week, we want to implement webcams on-site, allowing you to monitor the progress of your plot in real-time. You will also have direct access to our team for any inquiries or concerns throughout the build process.​ 📈

How much will the homes cost?

The homes will be built in a modular fashion, allowing you to customize them to fit your family’s needs and desires. As a result, prices will vary, starting from:

Modular Homes Pricing: design freeze coming soon, so very indicative prices so far: Price for one module (~48 sqm) starting from €157.500. This includes the plot price.

Plot prices for upper level modules are €20k per module.

Plot prices for ground level modules are €30k per module.

Villa Sizes and Price Range:

  • Villa Standard - (~200 sqm) with 3 bedrooms, 2 bathrooms on ~1,000 sqm plot: starting from €735K

  • Villa Plus (~250 sqm) with 3 bedrooms, 2 bathrooms on ~1250 sqm plot: starting from €840K

  • Two Floor Standard Villa (~330 to 340 sqm) with 3 bedrooms (2 master bedrooms), 2-3 bathrooms on ~1650 sqm. Estimated from €1.2M. (preliminary pricing, not finalized)

  • Two Floor Plus Villa (~375 sqm) with with 3 bedrooms (2 master bedrooms), 2-3 bathrooms on ~1875 sqm or bigger. Estimated from €1.4M. (preliminary pricing, not finalized)

  • Customizable Villa: sit together with our architect team to customize your villa (custom prices)

Each villa type is designed specifically for its unique location on the land. You can see how it all fits together on the masterplan here.

Our homes will feature high-quality sustainable elements, including solar panels, energy-efficient glazing, and superior thermal performance to ensure energy savings. In short: we are building the highest quality houses on the market at an average price. 

Important Note: These prices are an estimate. The house prices will vary depending on the size of the house, the size and location of the plot, and the personal preferences of each individual buyer (The unique characteristics of the site and house will be recorded in a bespoke contract for each community member).

Does the purchase of the townhouse include ownership of the land, or just the townhouse placed on it?

You’ll own your home and have a long-term leasehold right to the land your modules and garden sit on. The land itself is community-owned, similar to a townhouse model, granting you the legal right to use it for life. This right is tied to your home ownership and is fully included in your purchase. If you decide to sell your home, you can sell to anyone, they’ll just agree to the same shared maintenance agreement. 

Can people from other countries purchase a home in the MEV? What about mortgage rates?

Yes, people from any country can buy a home in Spain, including at MEV, regardless of their nationality. Spain does not place major restrictions on foreign property ownership. However, buyers will need to obtain a NIE (Foreigner Identification Number) and may also choose to open a Spanish bank account to simplify the process.

As for mortgage options, we’ve been in conversation with Santander Bank, and they’re open to offering favorable rates to our members. However, we don’t have a set agreement on terms and conditions with them yet. The PDFs at the bottom of the House Info page are meant as general requirements, and mortgage terms will likely be similar across countries. Once we have confirmed more details, we’ll be sure to share them with everyone. 😊

Will there something similar to an HOA (home owners association) like in the states?

The short answer is yes, but it won’t function exactly like a traditional HOA. Instead, there will be a community council and governance systems that give each member a vote on key topics such as housing, education, agriculture, and more. The village will also be gated and equipped with top-tier security systems to ensure safety.

What are the homes made of?

The building materials of our homes have not been finalized yet. The following is a list of building materials that we plan on using:

  • Wall construction will be 100mm Galvanised Steel frame construction 

  • Steel frame will be filled with either blown sustainable timber insulation or timber insulation matting

  • Internally from the steel frame will be an OSB board that will be sealed with special tape to make the OSB airtight and allow it to act as an air pressure membrane

  • Internally to that will be a 50mm insulation quilt as shown above this contains channels to run wires and pipes internally

  • Internally to that will be plasterboard (fire-lined)

  • Externally to the steel frame will be more timber derived insulation board to hit the correct U values, then a render board followed by a colour rendered system

  • Window frames will be fitted with window board system

What is the difference between the villas and the modular townhouses?

Villas

Our villas are thoughtfully designed and constructed with flexibility in mind. While the initial layout is fixed (there will still be variations) you have the option to expand by adding one or two bedrooms later as your needs change. These homes are fully detached, offering privacy and independence.

 

Modular Townhouses

Our modular townhouses are designed for flexibility and personalization. They are customizable and built using a module-based system. You can preselect the specific modules you’d like, with the option to combine up to six units for a total living space of 300 square meters. These homes are connected to neighboring units, offering the benefit of being close to the community while still maintaining your own private space.

Is it possible to have a two-story modular home, or would the upper level (such as a terrace) be part of a separate neighboring unit?

Yes, it’s possible to have a ground floor with an upper level. Each level has its own separate entrance, and the two floors are not connected to a neighboring unit–they are part of the same building.

Can a two-module configuration be designed to include three bedrooms?

Yes, a configuration is possible. For example, using modules 3.B4 and 2.A, we can modify the layout slightly so these three bedrooms fit together. We may remove one of the bathrooms in 2.A to make space for a larger kitchen, but we can make it work depending on your needs.

Do all townhouses have lake views?

All townhouses will have a great view toward the lake. If you choose one closer to the lake, the trees may partially block the view. A modular home higher up will offer better visibility. There is a 90-meter decline from the highest to lowest modular homes to prevent blocking the view.
