Where is it located?
The Modern Eco-Village is located in Spain near the city called Planes. It’s 1 hour away from Alicante and 1.5 hours away from Valencia. 🇪🇸
Which airport is best to fly into–Alicante or Valencia? Which city would be most convenient to stay in?
You can fly into either the Alicante or Valencia airport. Alicante is closer to both our office (in Albir) and the plot, but Valencia has more frequent flights.
For guided tours, we will meet you at the site (about 1.5 hours away from our office in Albir).
If you want to be closer to the beach, we suggest staying in Albir or Altea. Both are coastal towns with great cafés and restaurants. Altea has a more local, charming feel, while Albir is a bit more touristy.

Where is the closest beach from the village? 🏖️
One of the closest beaches to the MEV is Playa Oliva Nova. It's just under an hour away and is known for its calm vibe, soft sand, and beautiful views.
It's also important to note that the MEV is situated right next to the lake where we plan to have our own natural beach for swimming, sunbathing, and water activities just a short walk from the village.
What’s the difference between becoming a member and reserving a home?
Becoming a member is the first step to getting involved with the Modern Eco Village community. This is how you secure one of the 500 spots in the village. To become a member, it requires a €10.000 membership fee which is refundable and also counts toward your future home.

How do I become a member?

Step 2: Once you decide to join the MEV, our team will send you a membership agreement. After signing the Membership Agreement, a €10,000 fee holds your spot and is either refunded or deducted from your house price if you enter into a Reservation Agreement within 18 months.
Step 3: Get welcomed into the community! We'll send you a welcome packet with all the information you need to know to get acclimated. You will also get to join our community chat, come to our neighborhood calls, and schedule an onboarding call with our team to talk about your role and vision in the MEV.
Step 4: You get to reserve your future home in the MEV! When the timing feels right, you’ll have the chance to reserve your home and preferred location, and officially begin the process! 🥳
What do I need to know about the €10.000 membership fee?

Does the €10K membership come with a contract or agreement? Does it explicitly state that I can withdraw for a refund? If so, what is the general deadline to withdraw if needed?
Yes. You’ll receive a Membership Agreement outlining all terms, including your right to a refund. Once signed, a €10.000 fee holds your spot and is either 100% refunded or deducted from your house price if you enter into a Reservation Agreement within 18 months. Bank details for the transfer will be included.
How do I reserve my house? What is the process?
Before reserving a home, you must first become a member. Membership secures your place among the limited 500 spots available in the MEV community and grants you the exclusive right to select and reserve your home.
Once you're a member and ready to reserve, follow these steps:
Step 1: Choose Your Home Type
Browse our home options and select the one that best fits your lifestyle and vision.
Step 2: Match Your Home to a Plot
Once you’ve chosen your house type, check to see where it's available within the MEV.
Step 3: Confirm Your Reservation & Pay the Deposit
Secure your selection by confirming your reservation by signing and submitting the first installment which is €30k for a villa or €10k per townhouse unit.
Step 4: Plot Preparation & Options Phase
The team will clear your chosen plot and carry out ground surveys. You’ll also receive a house options list (tiles, kitchen, bathrooms, lighting, etc.) and can begin the process of customizing your house and selecting home finishes or upgrades.
Step 5: House Purchase Contract & Build Agreement
Sign the house purchase contract and pay the remaining €70k for a villa or €10k per townhouse unit and finalize all construction details.
Step 6: Payment & Construction Timeline
Follow the agreed payment schedule as your home enters the construction phase.
Will there be a school?
We plan to have many options for schooling and education. We are exploring the ideas of Waldorf, Homeschooling, Life Learning, Earth Schooling, Montessori etc!
Since there will be children of all ages in the community, we want to create an educational system that caters to a range of developmental stages. This is your community as well, so your input is crucial to the formation of everything. We encourage everyone to join our community by reserving your spot in the MEV, so you can share your ideas and we can shape this community together from the ground up! 👫
Are pets allowed?
Of course! We have 3 dogs of our own, and many families with their own. Bring your furry friends! 🐶🐱🐹🐰

What is the size of the development, and what will it include?
The MEV will encompass 500 homes, complemented by ecological parks, a wellness center, food forests, sports facilities, a school, and more, all spread across an expansive 600,000m² (150 acres). 🗺️

There will be ecological parks, farms, sports facilities, a kindergarten, a school, and more.

A community where you can meet and socialize with like-minded people, walk your child to school, attend a yoga or fitness class, work in our shared working spaces, hang with friends, and get involved in the community.
Our focus is on community and sustainability while living a high-quality life.
What about work? Can I work in the village/remotely?
Absolutely.
There are 3 main ways to find work (including but not limited to):
1. Work remotely - we will have co-working and office spaces, as well as a café. ☕️💻
2. Work in the MEV offering your own services or working in any of the community areas that we offer, such as the school, wellness center, MEV shop, gardens, restaurant, cafe, etc.
3. Work in the surrounding area/cities.
How does working in the MEV look? Will there be job opportunities?
Yes, there will be job opportunities! The intention is for everyone to contribute to the community and circular economy in meaningful ways. While we aim to prioritize hiring from within the village, there may still be roles that require expertise from outside. Our focus on community is key, and we want to ensure that the personal, hands-on touch remains at the heart of everything we do.
Additionally, everyone working on the project, including the architect, chef, school director, and others, will be living in the Modern Eco Village, creating a fully integrated and collaborative environment. 👷♀️👨🏽⚕👩🏻💼
What are the climate projections for The MEV area in the future? How is the area expected to change over time?
1. Temperature Trends
According to data from the Spanish Meteorological Agency (AEMET) and the European Copernicus Climate Service, average temperatures in the Valencia–Alicante region are projected to increase by approximately 1.5–2.5°C by mid-century (2040–2060) under moderate emissions scenarios.
However, mountain areas like Planes (which sits 400–450 m above sea level) tend to stay 3–5°C cooler than the coastal plains, especially at night. The local microclimate already benefits from cooler winds from the Mariola and Aitana mountain ranges, so even during regional heatwaves, this region typically remains several degrees below the coastal peaks.
2. Rainfall and Water Resources
The overall trend for southeastern Spain does show less annual rainfall and longer dry periods, though much of this decline is expected along coastal and agricultural plains.
The MEV area is part of the Serpis River basin, one of the better-managed hydrological systems in Valencia. The Embalse de Beniarrés reservoir and its upstream springs provide a stable local water source. The village design incorporates rainwater harvesting, greywater reuse, and drought-tolerant landscaping to stay self-sufficient even under drier conditions. We're also collaborating with the University of Castilla-La Mancha in Albacete on a natural filtration process that allows us to safely reuse water from showers and sinks for irrigation.
3. Nature-Based Design and Resilience
The MEV’s built environment is designed for resilience: our homes are very well insulated for passive cooling, with cross-ventilation and shaded terraces. We’ll use solar-powered water circulation to create natural microclimates around gardens and communal green zones. The land includes forested and rewilded zones that help lower local temperatures and support biodiversity. We have a whole team that only focuses on creating a permaculture paradise for us which will not just be wonderful to look at but in turn help with the climate in our area. For example, we’ll be planting thousands of native trees adapted to the Mediterranean dry-forest ecosystem such as holm oak, carob, and olive, which will further help maintain soil stability and humidity.
Put simply, we can’t avoid global climate changes, but we can choose to live in ways that work with the environment rather than against it. The MEV’s elevation, cooler mountain microclimate, and climate-adaptive designs are all meant to help the village remain stable, livable, and resource-efficient over time.
And overall, that’s the essence of The MEV, to create homes and communities that stay green, resilient, and self-sufficient even as the world continues to change around us.
How is The MEV sustainable?
The MEV is designed to live in balance with nature. The community generates its own solar energy, recycles and collects its own water, and produces food through regenerative farms and food forests. Homes are built with toxin-free materials and efficient, low-impact systems for heating, insulation, and water use. The land is tended to through reforestation, natural irrigation, and biodiversity-focused landscaping. With an internal economy, walkable design, and shared commitment to contribution, The MEV is built to sustain both people and the environment for generations to come.
In more detail:
Energy and water systems
All homes are powered by solar energy with communal battery storage, while heating and hot water are provided through solar systems and heat pumps. The community is connected to the municipal network for reliability but is designed to operate independently when needed. The land includes two mountain-fed wells, underground streams, and lake water for irrigation. We are also integrating greywater recycling, rainwater collection, and landscaping that minimizes water use.
Food production and land care
Food production is central to life at The MEV. The community includes food forests, regenerative farms, communal gardens, and park areas free from chemicals and pesticides. Only dead or sick trees are removed, while healthy ones are relocated. Every tree that is cut is replaced with two new ones that are native and contribute to the biodiversity of the land, and any wood removed is reused for construction, pergolas, or other natural structures.
Building design and materials
Homes are built for efficiency, comfort, and health. They use toxin-free materials, sustainable insulation made from wood pulp, and non-plastic membranes that improve energy conservation and indoor air quality. Windows and doors are made from timber or aluminum to reduce VOCs, and lighting can be tuned to natural circadian rhythms. Each home includes underfloor heating and superior sound insulation.
Technology and well-being
Each home features shielded electrical wiring, low-radiation Wi-Fi options, Dirty Electricity filters, and high-quality grounding systems that follow German SBM 2024 standards. Kitchens include multi-stage filtration systems for clean, pure drinking water.
Community and internal economy
The MEV is walkable and car-free, encouraging a slower and more connected lifestyle. The community is applying to help manage and care for nearby mountain pools and lakes to preserve the surrounding ecosystem. An internal economy with a local voucher system, on-site food and energy production, and multi-generational design all support a self-sustaining way of life where residents can choose how connected or off-grid they wish to be.
The MEV is also developing circular waste systems, native landscaping to support biodiversity, and research collaborations focused on regenerative water and land management. As the project grows, the community will share its learning through workshops and educational programs centered on sustainable living.
Will there be enough water to sustain 500 new homes in that area? Including swimming pools?
That’s a really good question, and it’s something we’ve thought about a lot. Because our land is classified as urbano, The MEV will be connected to the municipal water network in Planes, which provides a consistent and reliable supply for the homes. The water in this area is also known for its excellent quality, even before filtration.
We’re also designing for long-term water resilience in the village. The land has underground streams and two wells with mountain water, and lake water can be used for irrigation. On top of that, we’re integrating rainwater collection, greywater reuse, and landscaping that helps reduce overall water use.
For the greywater system, we’re collaborating with the University of Castilla-La Mancha in Albacete on a natural filtration process that allows us to safely reuse water from showers and sinks for irrigation. And for swimming areas, we’re exploring natural swimming ponds that are biologically filtered and self-sustaining. They don’t rely on chemicals and use far less water than conventional pools, since they don’t need to be drained or refilled.
In short, yes, there will be more than enough water to support the community, in a way that’s both sustainable and respectful of the ecosystem around us.
How can I get involved?
The best way to get involved is by reserving your spot at the Modern Eco Village. By doing so, you’ll become an integral part of our growing community and have the opportunity to directly contribute to shaping the future of the MEV.

What kinds of people are joining the Modern Eco Village?
The MEV is attracting a beautiful mix of people from all over the world from over a dozen countries so far. We have young families with toddlers, individuals building a new chapter, and folks in their 60s and 70s ready for a more grounded, connected life.
Ages range from 2 to 70+ years old, and while everyone’s background is different, what unites us is a shared desire for a slower, more meaningful way of living, close to nature, in real community.
Many are entrepreneurs, creatives, healers, remote workers, educators, and hands-on builders and growers, but more than anything, they’re people who want to live with intention, and contribute to something larger than themselves.
Do we have to contribute to the community?
This is a community-centered project, so some level of contribution is important, but that can look different for everyone. It could be through local projects, helping neighbors, supporting small businesses, or simply being present. There will be a monthly community fee with the option to contribute financially, through volunteer work, or both. Please note that the details are still evolving as the MEV progresses.
We welcome people at all life stages, including retirees, who often give back in quieter but deeply valuable ways—like tending the gardens or supporting parents. There’s no one-size-fits-all.
What financing options are available for early-stage investors?
In a few months, we will be able to offer the option of purchasing your individual plots as an investment opportunity. The plot purchase fee of a standard plot (regarding size and location) is €100,000 for the villas and €20,000 per module for the modular townhouses. This purchase secures your chosen land within the MEV. The fee will be applied upfront and transferred into your name upon payment. Early investors benefit from selecting any available plot without additional premium charges.

Will there be a warranty on the homes? What measures are in place for security and liability?
Yes, we offer a construction warranty of up to 10 years, covering all homes built within the eco-village. This warranty will ensure that all properties comply with local building regulations and are built to the highest standards.
The project will have comprehensive liability and project insurance to cover risks such as fire and vandalism, along with on-site security to protect materials before handover. Your safety and investment are paramount to us.
How will the project ensure sustainability?
Sustainability is at the core of our mission. We will incorporate factory construction techniques, high-performance eco-materials, and renewable energy sources into every aspect of the village to promote an environmentally friendly lifestyle. 🌳
What materials are being used to build the homes?
We'll be building with rock and minerals, using magnesium oxide instead of traditional plaster walls. The steel frames will be crafted from a combination of alloy, magnesium, and zinc. All houses and community buildings will be entirely non-toxic, with a light metal structure to ensure high durability and minimal environmental impact. We're also incorporating efficient insulation and energy systems to help our homes blend seamlessly with the natural surroundings. 🪴
When is the MEV community expected to be fully operational, including housing, roads, utilities, essential services, and schooling? What is the timeline?
As construction begins, we're continuing to refine the overall timeline. Facilities and infrastructure will be built in phases. We anticipate starting with the first home in summer 2025, with a goal of completing the first 20 homes by fall 2026. Phase 1 will overlap with Phase 2, with subsequent phases unfolding progressively. We estimate the full project will be operational within 3 to 5 years.
While we aim to stay on schedule, we recognize that delays may arise given the innovative nature of the project. Should that happen, we’ll communicate transparently and appreciate your understanding as we move forward together.
Who is managing the building process?
The building process is coordinated by Stephen O'Donnell, our dedicated project manager, who has over 20 years of international experience in project management, including building eco-friendly homes. He works closely with our award-winning architect, Jose Manuel Escobedo, they ensure that our vision is realized with excellence. How can I stay informed about the project's progress?
In addition to the the live sendings and our standard newsletters that we send out every week, we want to implement webcams on-site, allowing you to monitor the progress of your plot in real-time. You will also have direct access to our team for any inquiries or concerns throughout the build process. 📈
How much will the homes cost?
The homes will be built in a modular fashion, allowing you to customize them to fit your family’s needs and desires. As a result, prices will vary, starting from:
Modular Homes Pricing: design freeze coming soon, so very indicative prices so far: Price for one module (~48 sqm) starting from €157.500. This includes the plot price.
Plot prices for upper level modules are €20k per module.
Plot prices for ground level modules are €30k per module.

Each villa type is designed specifically for its unique location on the land. You can see how it all fits together on the masterplan here.
Our homes will feature high-quality sustainable elements, including solar panels, energy-efficient glazing, and superior thermal performance to ensure energy savings. In short: we are building the highest quality houses on the market at an average price.
Important Note: These prices are an estimate. The house prices will vary depending on the size of the house, the size and location of the plot, and the personal preferences of each individual buyer (The unique characteristics of the site and house will be recorded in a bespoke contract for each community member).
Does the purchase of the townhouse include ownership of the land, or just the townhouse placed on it?
You’ll own your home and have a long-term leasehold right to the land your modules and garden sit on. The land itself is community-owned, similar to a townhouse model, granting you the legal right to use it for life. This right is tied to your home ownership and is fully included in your purchase. If you decide to sell your home, you can sell to anyone, they’ll just agree to the same shared maintenance agreement.
Can people from other countries purchase a home in the MEV? What about mortgage rates?
Yes, people from any country can buy a home in Spain, including at MEV, regardless of their nationality. Spain does not place major restrictions on foreign property ownership. However, buyers will need to obtain a NIE (Foreigner Identification Number) and may also choose to open a Spanish bank account to simplify the process.
As for mortgage options, we’ve been in conversation with Santander Bank, and they’re open to offering favorable rates to our members. However, we don’t have a set agreement on terms and conditions with them yet. The PDFs at the bottom of the House Info page are meant as general requirements, and mortgage terms will likely be similar across countries. Once we have confirmed more details, we’ll be sure to share them with everyone. 😊
Will there something similar to an HOA (home owners association) like in the states?
The short answer is yes, but it won’t function exactly like a traditional HOA. Instead, there will be a community council and governance systems that give each member a vote on key topics such as housing, education, agriculture, and more. The village will also be gated and equipped with top-tier security systems to ensure safety.
What are the homes made of?
The building materials of our homes have not been finalized yet. The following is a list of building materials that we plan on using:

Wall construction will be 100mm Galvanised Steel frame construction

Internally from the steel frame will be an OSB board that will be sealed with special tape to make the OSB airtight and allow it to act as an air pressure membrane

Externally to the steel frame will be more timber derived insulation board to hit the correct U values, then a render board followed by a colour rendered system

What is the difference between the villas and the modular townhouses?
Villas
Our villas are thoughtfully designed and constructed with flexibility in mind. While the initial layout is fixed (there will still be variations) you have the option to expand by adding one or two bedrooms later as your needs change. These homes are fully detached, offering privacy and independence.
Modular Townhouses
Our modular townhouses are designed for flexibility and personalization. They are customizable and built using a module-based system. You can preselect the specific modules you’d like, with the option to combine up to six units for a total living space of 300 square meters. These homes are connected to neighboring units, offering the benefit of being close to the community while still maintaining your own private space.

Is it possible to have a two-story modular home, or would the upper level (such as a terrace) be part of a separate neighboring unit?
Yes, it’s possible to have a ground floor with an upper level. Each level has its own separate entrance, and the two floors are not connected to a neighboring unit–they are part of the same building.
Can a two-module configuration be designed to include three bedrooms?
Yes, a configuration is possible. For example, using modules 3.B4 and 2.A, we can modify the layout slightly so these three bedrooms fit together. We may remove one of the bathrooms in 2.A to make space for a larger kitchen, but we can make it work depending on your needs.
Do all townhouses have lake views?
All townhouses will have a great view toward the lake. If you choose one closer to the lake, the trees may partially block the view. A modular home higher up will offer better visibility. There is a 90-meter decline from the highest to lowest modular homes to prevent blocking the view.
