VILLAS

The villas in the MEV are stand-alone houses on plots starting from 1000 sqm and up. The living space starts from 200 sqm and offers practical, sustainable and innovative living solutions. All houses in the MEV are designed to have low EMF and non-toxic materials, come standard with utilities, solar panels and a garden design. All the plots in the MEV have a scenic view over the mountains, the lake or both.

Standard Plot Size: >1,000 sqm, plot sizes depend on what type of villa you are interested in, a bigger villa will be set on a bigger plot.​ Each plot is unique with varying ground conditions, slopes, orientation and location, so certain of these house types will only fit on certain plots. You can see how it all fits together on the masterplan here.

  • Villa Standard - (~200 sqm) with 3 bedrooms, 2 bathrooms on ~1,000 sqm plot: starting from €735K

  • Villa Plus (~250 sqm) with 3 bedrooms, 2 bathrooms on ~1250 sqm plot: starting from €840K

  • Two Floor Standard Villa (~330 to 340 sqm) with 3 bedrooms (2 master bedrooms), 2-3 bathrooms on ~1650 sqm. Estimated from €1.2M. (preliminary pricing, not finalized)

  • Two Floor Plus Villa (~375 sqm) with with 3 bedrooms (2 master bedrooms), 2-3 bathrooms on ~1875 sqm or bigger. Estimated from €1.4M. (preliminary pricing, not finalized)

  • Customizable Villa: sit together with our architect team to customize your villa (custom prices)

Our homes will feature high-quality sustainable elements, including solar panels, energy-efficient glazing, and superior thermal performance to ensure energy savings. In short: we are building the highest quality houses on the market at an average price. 

Important Note: These prices are an estimate. The house prices will vary depending on the size of the house, the size and location of the plot, and the personal preferences of each individual buyer (The unique characteristics of the site and house will be recorded in a bespoke contract for each community member).

TOWNHOUSES

The modular townhouses in the MEV were an idea presented first by our architect Jose Manuel Escobedo. They are houses that each have their own covered terrace and garden. They offer the possibility of scaling the living space to your desired size allowing for lower pricing without compromising on the quality of the houses. The modular solutions are flexible and can be custom-made to your specific needs.

Size: Each module has a size of ~50 sqm, including the covered terrace. Standard garden size for each module equals the size of the module. For example: 2 modules will have a living space of ~100 sqm and a garden of ~100sqm.​

Configuration: The modules will have 6 different layouts that you can combine to your liking. In this floor plan example you can see a studio apartment, then 2 modules combined to give a two-bedroom house with a spacious livingroom/kitchen, as well as a 3 module house on the right with two bedrooms, living room/kitchen and an empty space that can be used as extra garden, outdoor kitchen, etc. With 6 different modules designed, there are dozens of possible combination options.

1 bedroom townhouse: starting from €157.500​

2 bedroom townhouse: starting from €283.500​

3 bedroom townhouse starting from €430.500

4 bedroom townhouse starting from €425.250 (same layout as the 3 bedroom but with less living room space)

Mortgage Options

We’ve been in conversation with Santander Bank regarding our options, and they’re open to offering favorable rates to our members. We don’t have a set agreement on terms and conditions with them yet. The PDFs below are meant as general requirements for different countries, and mortgage terms will likely be similar across countries. Once we have confirmed more details, we’ll be sure to share them with everyone. 😊

We are also working with a broker called Loan in Spain to help facilitate the mortgage process here in Spain.
Loan in Spain is an independent, certified, and registered mortgage broker based in Spain.
We specialise in finding the best possible mortgages for European- and international clients buying property in Spain, including the islands. We work with 9 different banks in Spain (in addition to private equity).

Who can get mortgages?

  • Normally the maximum Loan to Value will be 70% of the purchase price (excluding taxes) limited to 70% of the mortgage valuation value.

  • Maximum term would be until the main income earner reach 70, 75 or 80 (depending on the bank). Most cases will be 72-75.

  • Some income currencies are excluded (will not be eligible for a mortgage), and the income currency will also decide which banks we can use.

  • The banks consider existing loan and mortgage payments. Typically, total payments (new mortgage in Spain + existing mortgages and loan at home), should be below 40% of you total net income (after tax). Banks calculate payments and income slightly different (convert interest only mortgages into repayment mortgages, exclude or not Buy-To-Let mortgages and rental income etc etc).

  • Term should be minimum 10 years (below 10 years will be difficult to get approved)

  • Mortgage is given on completion (at the notary when purchase deeds are signed)

  • Higher mortgages get better rates.
